Enchanting property located in the south east of Sicily.
This is a large and modern independent villa located near Pozzallo, an authentic Sicilian town with 4 Blue Flag beaches and from where you can visit the baroque / liberty towns protected by UNESCO of Noto, Scicli, Ragusa, Modica, Ispica and Syracuse.
From Pozzallo you can also take the ferry to Malta.
The villa is connected by a road of 2 km, with little traffic and with a large parking where you can reach the first restaurant, reachable on foot, 300 meters from the parking lot.
The villa is just 5 minutes drive from the nearest sandy beach and boasts a large swimming pool situated in a panoramic position on the beautiful Mediterranean countryside.
The house has its own garden (1000sqm) with table and chairs for outdoor dining.
The villa consists of two two-storey buildings. On each floor there are independent rooms (7 double rooms and 3 double or twin rooms), each with private bathroom.
BUILDING 1
On the ground floor there is a welcoming entrance porch with tables, chairs and a sofa. Upon entering, we are greeted in a spacious and bright living room with large dining table, chairs, TV and sofa. The ground floor offers an open plan kitchen to the kitchen. The ground floor has a double bedroom with French doors opening onto the garden.
The external stairs lead to the first floor where there are 2 double bedrooms and 2 twin or double rooms, all with private bathroom including shower.
The rooms have independent access via the external landing and are not interconnected.
BUILDING 2
On the ground floor there are 3 double bedrooms with private bathroom with shower and independent access doors to the garden (they are not connected internally).
One of these is composed of a living room with a comfortable double sofa bed and a kitchenette, a bathroom with a shower.
An external access to the 1st floor leads us to 2 further apartments, each with: double bedroom, living room with double sofa bed, kitchenette and bathroom with shower. The 2 apartments are not connected internally.
The villa offers a large private swimming pool (12x7 m, 1-2m deep), solarium (400sqm) with access to a covered veranda with table and chairs. There is also an outdoor kitchen area with a built-in barbecue on a covered veranda near the pool (with an additional portable barbecue for larger groups). External showers and toilets
The property is located in a private countryside of about 1.2 hectares and nearby we can find a go-kart track, riding school, tennis court, surf school on a sailing boat, an educational farm.
