The Space:
This recently built villa is spread over two levels and features clean, minimalist interiors in neutral tones. The upper floor houses the main entrance, which opens into a bright living space combining a dining area and a sitting room with SMART TV. Large French windows lead out to a terrace with comfortable seating and countryside views. The adjacent kitchen is fully equipped and offers direct access to the garden and pool area. A guest bathroom is also located on this floor. An internal staircase connects the upper floor to the sleeping quarters below, consisting of two double bedrooms and a single bedroom where an additional bed can be added on request. Each bedroom includes its own en-suite bathroom with a shower and has French windows opening onto a relaxation area with armchairs. A laundry room is also located on the lower floor.
Guest Access:
Guests can access the villa via an external flight of 30 steps leading to the main entrance on the upper floor. Alternatively, direct access to the lower bedroom level is available with just 6 steps from the parking area, providing ease of entry for luggage. French windows throughout the villa allow easy movement between indoor and outdoor living areas. Outdoor amenities include a shaded pergola with a dining table, a built-in barbecue and sink, sun loungers, and a terrace with seating areas on both levels. The swimming pool, located 15 meters from the villa, is accessible directly from the kitchen.

Though located in a quiet residential countryside setting, the villa is only 10 minutes from the historical center of Noto, known for its Baroque architecture, restaurants, art galleries, and boutiques. The surrounding region offers plenty of opportunities for day trips to Baroque towns like Ragusa, Scicli, and Modica. Nearby attractions also include the fishing village of Marzamemi, sandy beaches, the Vendicari nature reserve, and the historic city of Syracuse with its archaeological sites and the charming island of Ortigia.
Getting Around:
A car is essential for accessing the villa and exploring the surrounding region. There is a parking area on-site that can accommodate up to three vehicles, located near the bedroom-level entrance.

The price includes gas for cooking, water, weekly linen changes, Wi-Fi, initial and final cleaning, and pool and garden maintenance.
